Selling Your Home in Bridgwater? Discover Matt Hollow’s Strategy for Success
Selling a home isn't simply about finding somebody willing to buy it.
From getting the initial pricing and presentation right to negotiating an offer and successfully navigating the legal process, there are many stages between deciding to sell and finally handing over the keys.
I'm Matt Hollow, your local Nest Associates estate agent for Bridgwater and the surrounding area, and my approach is designed to make that entire journey feel clearer, better managed and more personal.
As someone born and bred in Somerset, property has always been a genuine interest of mine. I've gained experience in property development, studied law in Bristol and began my career within the residential property team of a UK Top 100 law firm. That experience gave me an invaluable understanding of conveyancing, compliance and what actually happens behind the scenes once a property is sold.
Today, I combine that knowledge with modern property marketing and a highly personal estate agency service.
Local knowledge that goes beyond house prices
Understanding a local property market isn't simply about knowing what the house down the road sold for.
It's understanding the different locations, buyer demand, types of property and the reasons people choose to move to and within an area.
Having grown up in Somerset, I have a strong connection to the county and detailed knowledge of the local market. That allows me to help sellers understand not only what their property may be worth, but how it should be positioned to appeal to the buyers most likely to want it.
Whether it's a family home, character property, village house or something more individual, the starting point is always the same:
Understand the property first, then build the strategy around it.
One personal agent throughout your move
One of the biggest differences in the Nest approach is that you work directly with your own dedicated local agent throughout the process.
You're not passed from one department to another.
I take the time to understand your home, your circumstances and what you're hoping to achieve, then remain involved throughout the journey.
Nest's selling service is specifically designed around having one point of contact from beginning to end, providing sellers with consistent communication and personal accountability.
For me, that also means knowing the conversations I've had with prospective buyers, understanding the details of your property and being able to provide informed advice when decisions need to be made.
Preparing your property for the market
Great property marketing starts before the camera comes out.
First impressions matter enormously, particularly when buyers are scrolling through dozens of properties online.
Before launching, we'll consider how your property presents and whether there are relatively simple things that could improve its appeal.
That might include decluttering, deep cleaning, carrying out minor repairs or reconsidering how certain rooms are presented. Nest recommends these kinds of practical improvements because they can improve both buyer appeal and perceived value.
The aim isn't to strip the personality out of your home.
It's to present it in a way that helps a prospective buyer immediately see its potential.
Marketing that makes your home stand out
The way people discover property has changed.
Rightmove remains important, but today's buyers also encounter homes through social media, video and targeted digital advertising.
That's why our approach goes beyond simply creating a property listing.
We combine professional photography, video tours, lifestyle-led presentation, targeted digital advertising, social media and major property portals including Rightmove to showcase homes effectively and reach the right audience.
Your home only gets one opportunity to make that first impression when it launches.
My job is to make it count.
Getting the pricing strategy right
One of the most important parts of any successful sale is deciding how to position the property.
It's tempting to assume the estate agent suggesting the highest asking price must be the best choice, but an asking price is only useful if it supports the overall objective: creating buyer interest and achieving the strongest possible result.
We analyse current market trends, recent sales, competing properties and buyer behaviour when recommending how a home should be positioned.
The launch strategy matters because buyers compare properties quickly and frequently search within defined price ranges.
Pricing should therefore be a strategic decision, not simply an ambitious number.
Reaching buyers before they even start searching
Property portals are only one part of our marketing strategy.
Nest also uses social media and its Early Bird launch strategy, allowing followers and subscribers to see forthcoming properties before they're released to the wider market.
That gives us another opportunity to create awareness around your property and reach buyers who may not yet be actively refreshing Rightmove every morning.
The objective is to generate the right exposure rather than simply the most exposure.
Viewings, feedback and negotiation
Generating enquiries is important, but what happens afterwards matters just as much.
Viewings are an opportunity to understand the buyer, answer their questions and identify what they value most about the property.
When offers begin to arrive, my role is then to look beyond the headline figure.
The buyer's financial position, mortgage arrangements, chain and timescale can all affect the strength of an offer.
Good negotiation is therefore about understanding the entire situation and helping you make an informed decision not simply passing a number from one person to another.
A legal background that matters after the sale is agreed
This is an area where my background gives me a different perspective.
After completing my law degree in Bristol, I began my career within the residential property team of a UK Top 100 law firm, developing experience in conveyancing, legal compliance and transaction management.
Why does that matter to a seller?
Because agreeing a sale isn't the end of the transaction.
Surveys, searches, mortgage offers, enquiries, solicitors and other parties within the chain all need to come together before contracts can exchange.
Understanding how that process works means I can communicate more effectively, identify potential issues and help keep the transaction moving.
Nest's service continues after an offer is accepted, with sales progression involving communication between the various parties, chasing updates and helping resolve problems through to completion.
It's an important part of estate agency and one I take particularly seriously.
Local knowledge. Legal understanding. Personal service.
My approach to selling property brings together three things I believe make a real difference:
Local knowledge of Somerset and the Bridgwater property market.
An understanding of the legal and conveyancing process behind a successful move.
And a personal service where you deal directly with the person responsible for selling your home.
Nest Associates combines that personal relationship with professional photography, video, digital marketing, social media and national property portal exposure.
The result is a modern selling strategy backed by traditional service and accountability.
